Landlords

We offer two services for our Landlords. Let only and Management.

Let only

Choosing our let only service gives you full access to our comprehensive marketing package. For a fixed fee, we will combine traditional and digital marketing methods to achieve maximum exposure for your property. This includes advertising on our website, plus featured listing on major property portals such as Rightmove, Zoopla & Onthemarket as well as others so you can rest assured that your property is being exposed to as many tenants as possible. When a suitable tenant has been found, we’ll carry out a fully comprehensive reference check and obtain the correct supporting documentation. We will draw up a tenancy agreement on your behalf, and collect the deposit plus first month’s rent in advance. When the tenancy begins, we’ll transfer the funds to your bank account, minus the agreed letting fee. You will then take over and look after the tenant and your property during the tenancy.

Our Let Only fee is 3 weeks rent.

Management

If you own a rental property or several investment properties we can provide you with a specialised, personal property management service. This service includes providing you with dependable tenants, guaranteed rent option and keeping your property in excellent condition.

You will have a dedicated and experienced property manager that specialises in the area where your property is located. They will take care of the lengthy and frequent phone calls, requests for work or repairs, appointing contractors and third parties and report back to you as often or as little as you personally choose.

Should there be a need for repairs and services to your property we will draw from our panel of select contractors who are all insured, trusted with a proven track record at the best possible pricing. Once approved their work will be closely monitored by us to ensure the job is completed quickly and efficiently and to the highest standard.

Our Management Service further includes:

  • Transfer of utilities into the tenant’s name and dealing with utility suppliers
  • Key holding service
  • Arranging payment of any outgoings associated with the property
  • 24hr emergency call out service for tenants
  • Unlimited photos and floor plans
  • Accompanied viewings
  • Independently referenced and vetted tenants
  • Monthly rent collection & forwarding directly to your account
  • Regular property inspections
  • All safety checks arranged and undertaken
  • Government approved deposit scheme
  • Inventory checks, before and after tenants leave
  • Advise on marketing strategies and achievable rents
  • 24hr management team

Our management fee is 10% of the rent PCM.
